Three markets, three kinds of work.

Each town has its own housing, its own problems and often its own building department.

Our home town

Remodeling in Bluffton

Bluffton's homes split into two groups, and each needs different work.

Old Town homes near the May River. Expect moisture, dated systems and older additions that weren't tied in well.
Planned-community homes. Structurally sound, but with the original kitchens and baths everyone in the neighborhood recognizes.

Second homes & rentals

Remodeling on Hilton Head Island

Many homes here are second homes or rentals, not primary residences.

Scheduling and decisions work differently when the owner isn't on the island.
Closed-up houses build moisture. Humidity, still air and a thermostat set high are why so much work here starts with moisture.
Salt, sun and wind are harder on the outside of a house here than a few miles inland.

Unincorporated

Remodeling in Okatie

Okatie is unincorporated, so Beaufort County issues the permit, not a town.

Water is everywhere. Many homes sit close to marsh and water.
Outdoor living faces the marsh: decks, screened porches and patios.
Moisture and exposure problems come with living on the water.

Your address decides who issues the permit.

Each of these runs its own building department. We confirm which one applies to your address, then pull the permit there.

Why we don't cross into Georgia

South Carolina license only.

A 40-mile radius from Bluffton reaches Savannah and a handful of other Georgia towns. We don't work any of them. South Carolina and Georgia license contractors separately, and Georgia requires its own contractor license above $2,500. We hold a South Carolina license only.

We won't imply we cover a radius and then quietly turn down the Georgia calls. If you're across the river, hire a Georgia-licensed contractor. We'd rather you hear that from us up front.
